For Sale : Bungalow - Polis, Simou

This superior, 3 Bedroom traditional  stone bungalow can be found between the delightful hill villages of Simou and Drymou, close to the world famous Paphos forest, and offers the most amazing sea and mountain views over Polis Bay and the surrounding countryside. TITLE DEEDS and ROOF TERRACE

With a plot of 3200m2 and located in a very quiet country lane with only two other properties in sight, it is the last word in privacy, peace and quiet. However only 15 minutes to Polis and the beaches.

The large elevated plot means that the privacy and peace will not be spoilt by somebody building in front of the property

As the property is stone built it has extra thick walls meaning that during the long hot summers the property is fresh and cool and in the chilly winter evenings  it retains as much heat as possible.

The property benefits from gas central heating with radiators in each room

The bungalow  is approached along a short gravelled driveway which has an attractive water feature in the middle. There is a remote control garage and a covered car port.

The owner of the property parks the car under the carport and uses the garage as a store room but of course there is ample room for parking the car in there.

Once through the front door it is the sheer size of the living area which is immediately apparent.

As can be seen from the photographs the lounge/diner is very generously sized with the focal point of the lounge being the stone surrounded fireplace complete with log effect gas fire. The ceilings are very high allowing for extra air circulation and finished with highly attractive wooden beams. Double patio doors lead to the covered veranda which has been delightfully finished with stone pillars.

The kitchen, which is separate from the lounge and kitchen is very stylishly finished with granite work tops, a double sink, 4 ring gas hob NEFF oven and microwave, and other top quality white goods.

To the right of the front door is the first of the very large bedrooms. All of the bedrooms are doubles and each has been distinctively and individually finished.

The master bedroom includes a huge window giving wonderful hillside views, and patio doors leading to the veranda as well as very unusual but highly effective mirror fronted glass wardrobe doors. There is also an en suite shower room complete with sliding door and heated towel rail.

Bedroom 2 with its tasteful lighting has an en-suite bathroom. The bath here needs highlighting as it is part bath, part Jacuzzi, part sauna. In fact it has more buttons than Doctor Who’s Tardis!!

This bedroom also has distinctive wardrobe doors, in this case black glass fronted – very effective.

Bedroom 3 is used as an office and again has direct access to the veranda. It originally had en suite facilities but the door of the bedroom was moved so that this shower could be used as a family room. To revert to en suite status it would just need a little re-adjustment of the door. This shower room is very modern/state of the art, with a walk in shower unit.

The views are spectacular enough from the veranda but from the ROOF TERRACE they are simply breathtaking. From the Akamas National Park in the west to the Paphos forest in the east the views have to be seen to be fully appreciated.  The terrace is fully lighted, so just imagine entertaining friends here on a balmy summer’s night, with a glass of chilled wine revelling in the Mediterranean lifestyle.

The garden has a superb 10m x 5m swimming pool which is overlooked by a pergoda, which benefits from recently completed decking and where the current owner sits and relaxes of an afternoon either reading a book or getting close to nature.

The landscaped, easy maintenance garden includes numerous shrubs and trees and adds to the overall elegance of the property.

The picturesque village of Simou is 5 minutes drive away and has a number of tavernas and coffee shops and the traditional town of Polis with its banks, supermarkets and other major facilities can be reached within 15 minutes. Latchi, which boasts some of the clearest water in the Mediterranean is a 20 minutes’ drive away.
