For Sale : Detached Villa - Polis, Lysos

This outstanding 3 bedroom detached villa is located on the outskirts of the lovely mountain village of Lysos. It offers the most amazing sea and mountain views and for those wishing to experience rural living to its full advantage, this property really does tick all the boxes. TITLE DEEDS available

The site was purchased in June 2008.  It lies at the end of an agricultural road from the north of Lysos village down towards the sea. When the site was purchased, it lay 80 metres from the end of the council road. In 2008, it was permitted to build a house within 200 metres of a council road. That concession is no longer valid, so it is no longer possible to obtain planning permission in such a unique rural location.

One of the many positives enjoyed by this villa is the fact that there are two bedrooms and a bathroom on the ground floor making it ideal for those with mobility problems.

The property has entrance gates set on stone faced pillars and wing walls. The incoming electricity board and meters are set into the entrance structure. Opposite are the heavy duty foundations supporting the well header tank and pressure pump timber shelter plus associated pipework. The 500 feet deep well also lies under the shelter foundation slab. The incoming village water supply enters behind this assembly. The irrigation valves and computer control panel are set up in the timber shelter.

The building has central heating throughout with a Viessman computer controlled system providing hot water and heating. The system controls temperature in the villa in response to outside temperature. There are also AC units in all rooms for cooling during warm weather.

There are two water supply sources. There is a mains supply from the village and there is a well with permission for 250 cubic metres per year abstraction. Sewage disposal is by septic tank and vertical soakaway

Once through the front door it is the sheer size of the downstairs area which is so striking. The large lounge/diner stretches the length of the ground floor and sliding doors offer direct access to the veranda.

We should highlight the fact that there is a very generously sized kitchen as well as a utility room on the ground floor. Each has a double sink and the kitchen has an electric stove and a gas hob. A very conveniently placed guest cloakroom lies next to the utility room.

The third bedroom can be found on the first floor and offers direct access to the balcony and it is from here that the amazing sea views can best be experienced. Just imagine sitting here in the late afternoon of another scorching Cyprus summer's day, while watching the sun set in a ball of fire over the Akamas Peninsular whilst enjoying a cooling drink prior to dinner in one of the village tavernas. One bathroom serves this third bedroom.

The infinity pool is set lower than the villa to merge with the sloping site and provide foundations in rock. There are safety rails where abrupt changes in level occur. The whole swimming pool patio and all paved areas around the villa are finished in high quality non-slip tiles.

The car port is built on a reinforced concrete base supporting a steel frame with a timber roof and tiling to match the villa. It will house up to six cars. There is a sheltered work station in one corner. It has lighting, power and water supply.

This property is being sold unfurnished which allows the imaginative purchaser the opportunity to stamp his or her own personality here.

The major town of Polis is 20 minutes drive away whilst the upmarket marina of Latchi famous for its exciting aqua sports and crystal clear water can be reached in less than 30 minutes

Polis - Lysos

Lysos is a beautiful mountain village in the Paphos district of Cyprus, bordering the Paphos Pine Forest, and 15 minutes drive from the traditional town of Polis with its full range of amenities and 20 minutes drive from the upmarket fishing marina and crystal clear waters at Latchi. Lysos is built 560 metres above sea level which means that it is far above the humidity level resulting in milder summers and offers stupendous views across the valleys and down to Polis Chrysochous Bay. There are a number of charming coffee shops as well as local provisions stores and the village square is dominated by the late 15th, early 16th century church dedicated to St. Mary Chryseleousa. As is the case with many of the smaller villages, many Cypriots...
