Sold : Detached Villa - Polis, Polis

This outstanding UPSIDE DOWN, 4 bedroom detached villa is located close to the sea in a much sought after area in Polis, offers stunning mountain views and is being offered with full TITLE DEEDS.

The property can be found at the end of a cul-de-sac so there is very little passing traffic, and the centre of Polis is within easy walking distance. The beach at Latchi is 5 minutes’ drive from here and the Polis camp beach is at most 20 minutes’ walk away.

Why is this villa upside down? Well the mountain views are so impressive that the owners wanted to take full advantage of this so the lounge, diner and kitchen are on the first floor together with one of the bedrooms, whilst the three remaining bedrooms are on the ground floor.

There is so much scope with this property, as not only are there 4 bedrooms but also 2 very large covered verandas which, with a little imagination could be converted into extra rooms. By the way, the villa and the private pool faces south which means that the rays of the blazing Mediterranean sun can be enjoyed all day. On the other hand for anyone who prefers the shade there are a number of secluded areas to the side of the villa in the delightfully landscaped garden.

Off road parking can be enjoyed to the side of the house.

Once through the front door we come to a small reception hall and to the right is the first of the bedrooms. Each of the 4 bedrooms is a double and this one currently boasts 2 single beds and a large amount of fitted wardrobes.

Next to this bedroom is the first of the two very generously sized family bathrooms complete with overhead shower.

We then come to the light and airy Master bedroom containing not only plenty of wardrobe space, but also an en- suite shower room, and a door leading directly from the bedroom to the pool and patio area. This means that after a cooling swim one can go straight back into the bedroom and shower without having to traipse through the house.

Opposite the reception hallway is bedroom 3 which in turn leads to the ground floor very large covered veranda. The owner of the property has constructed a blind at the front of the veranda allowing this to be used as an extra sitting room during the winter.

On the first floor we find the 4th bedroom including grandiose high ceilings and its own private balcony. We should point out that not only does the owner of this villa benefit from the use of a private pool but can also enjoy a communal pool, and this bedroom overlooks the communal pool.

Furniture is available by negotiation but all the kitchen goods are included in the price and these are an LG dishwasher, LG washing machine, ICEBEAM Fridge Freezer, granite worktop and a double sink. The good sized diner lies to the south of the kitchen offering wonderful mountain views, and the centre point of the lounge is the coal effect gas fire ideal for taking the chill off and creating a cozy atmosphere during the short Cyprus winter.

Doors lead from the lounge to the second of the covered verandas. Blinds have been fitted to both the southern and the eastern side of this veranda to create an extra room during the winter and to allow one to luxuriate in the sunshine whilst enjoying a cooling gin and tonic in the summer. Stairs lead from this veranda directly to the 8m x 4m pool.

Incidentally the pool area is lit after dark making this an ideal place for pool parties on those sultry summer nights.

A family shower room completes the rooms on this floor.

This is a villa with huge potential, in an ideal location being advertised at a highly competitive price

Polis - Polis

Polis is a delightful, traditional, town at the north-west end of the island of Cyprus, at the centre of Chrysochous Bay, and on the edge of the Akamas peninsula nature reserve. Polis is the focal point of many of the delightful surrounding hill side villages whose inhabitants make their way to Polis to do their banking and weekly shopping. One of the many delights of Polis is the traditional cobbled square, much of which is pedestrianised and which has perhaps the most famous fish restaurant in the area, as well as numerous restaurants offering both local and International cuisine, gift shops and the post office. The word ‘quaint’ is often difficult to define but Polis has many ‘quaint’ arts and crafts shops all ...
